Construction Management of Custom Mountain Homes

We oversee every aspect of the construction process—from pre-construction through to final completion. We believe early involvement is critical; we work closely with you during the design and engineering phases to help with value engineering and establishing an efficient building strategy.

During pre-construction, we focus on budgeting, scheduling, procurement, and quality control. Our goal is to deliver exceptional quality while keeping costs low, ensuring your project is completed on time, within budget, and to the highest craftsmanship standards.

How We Achieve It

We make this happen through clear communication, strong relationships, responsiveness, transparency, detailed construction procedures, and a keen attention to detail. Our dedicated approach ensures your project runs smoothly, stays within budget, and transforms your vision into reality—bringing your mountain dreams to life with precision and care.

Construction Management vs. General Contracting

We utilize a construction management approach to help deliver your mountain home efficiently and cost-effectively. Unlike traditional general contracting, where a fixed price is set early, our approach allows us to manage subcontractors and control costs throughout the project, passing savings directly to you. This method offers greater transparency, flexibility, and opportunities to optimize costs, while providing expert oversight and collaborative decision-making from start to finish. We work as a team with you every step of the way.

Pre-Construction Phase

We collaborate with trusted subcontractors who make this phase efficient and enjoyable. Here’s a brief overview of our key partners helping bring your project to life:

  • We can connect you with experienced realtors specializing in mountain properties.

  • We work alongside you and our preferred local architectural firm to incorporate value engineering and better understand your vision.

  • We can recommend additional design professionals, or keep the process in-house.

  • We coordinate structural and civil engineering after the architectural phase.

  • We organize and manage surveys, soil reports, septic system design, well drilling, tree clearing, utilities, and all necessary steps to move to the construction phase.

  • We build a detailed project budget aligned with your plans and desires.

  • We can connect you with a reliable bank familiar with construction loans, including one-time close options, competitive rates, and an understanding of the construction process.

  • We handle all county permitting, HOA approvals, and regulatory applications.

  • We assist in procuring the necessary insurance for the homeowner, construction manager, and subcontractors.

  • We work with experienced construction law attorneys to support contract and legal guidance.

Construction Phase

A solid pre-construction plan sets the foundation for a successful build:

  • We request weekly meetings with the owner to review the budget, schedule, and plans—these are efficient, respectful, and often virtual, lasting less than an hour.

  • We coordinate with trusted subcontractors, utilizing clear scopes of work, detailed procedures, and strong communication to ensure timely completion, especially considering our limited exterior building season in the mountains.

  • We manage all permit sign-offs with local inspectors.

  • We supervise quality control across the project to ensure the highest standards.

  • We track all project costs, receipts, invoices, and bank draw details for complete transparency.

  • If the owner wishes to reduce costs further, we can assist in creating a scope of work for owner-performed tasks, which is a rewarding way to save money.

Home Maintenance Phase

Once your home is complete, ongoing maintenance is essential to keep it in top condition and protect your investment. We create a custom home maintenance procedure in line with how your home was built.  We can assist with the following:

  • Seasonal inspections of roofing, gutters, and drainage systems to prevent water damage.

  • Regular HVAC servicing and filter replacements to maintain efficiency.

  • Routine checks of plumbing and electrical systems to catch issues early.

  • Exterior maintenance such as staining, sealing, or painting to protect against weather.

  • Annual safety tests of smoke and carbon monoxide detectors, security
